No. You can pause or terminate the listing at any time without penalty.
Engaging 8X to start marketing your property is completely free. If a Buyer is found and purchases your property a 3.00% fee will be paid from the proceeds of the sale.
Why do you post your fees?
8X believes in upfront transparency. We clearly articulate the services we provide for a simple flat fee of 3.00% of the purchase price. Our fee is only payable upon the successful sale of your property, and comes out of the proceeds of the transaction. This means no upfront payment from you.
Do you provide signage or host promotion events?
Lawn signage is complementary and completely optional. We can offer a complimentary open house or promotion event to generate interest in the property where applicable.
How long does it take to sell?
Our standard listing agreement comprises of a 6 month term to fully execute our marketing program. During this time we will use our best efforts to gather offers for your consideration.
How does your fee compare to other real estate companies?
The typical residential agent may charge 6%100k + 3% balance. The typical commercial broker may charge 5%500k + 3% balance. Commissions may vary from city to city and depending on asset class and size. 8X charges a flat success fee of 3.00%.
What if we don't want to be on MLS®?
MLS® is completely optional. There are a number of reasons why you would not want to be posted on your local MLS®. We can confidently sell property through active marketing which offers higher levels of exclusivity, privacy and control. 8X has sold over $10M without MLS®.
